A STANDALONE NOVEL that does *not* need to be read in conjunction with any other book.

From New York Times bestselling author, Penelope Ward, comes a friends to lovers story with sexy new characters.

After getting dumped, the last thing I needed was to move next door to someone who reminded me of my ex-boyfriend, Elec.

Damien was a hotter version of my ex.

The neighbor I’d dubbed “Angry Artist” also had two massive dogs that kept me up with their barking.

He wanted nothing to do with me. Or so I thought until one night I heard laughter coming through an apparent hole in my bedroom wall.

Damien had been listening to all of my phone sessions with my therapist.

The sexy artist next door now knew all of my deepest secrets and insecurities.

We got to talking.

He set me straight with tips to get over my breakup.

He became a good friend, but Damien made it clear that he couldn’t be anything more.

Problem was, I was falling hard for him anyway. And as much as he pushed me away, I knew he felt the same
because his heartbeat didnt lie.

I thought my heart had been broken by Elec, but it was alive and beating harder than ever for Damien.

I just hoped he wouldn
t shatter it for good.

Author's note Neighbor Dearest is a full-length standalone novel. Due to strong language and sexual content, this book is not intended for readers under the age of 18.

You might remember Chelsea from STEPBROTHER DEAREST.
She was the girlfriend Elec broke up with because he had been in love with Greta since he was 17.

Now, heartbroken and alone, Chelsea moved into an apartment-building closer to work - the Youth Center where she's the boss of the art department. She's given up on love. The only things to look forward to are her job and and weekly phone therapy sessions with

Dr. Veronica Little: Relationship Trauma Specialist.

That's where Damien enters the story. He's listening to her conversations through a little whole in the wall between their apartments. That stupid idiot-angry-artist neighbor with his two horrible dogs!
And he has the nerve to laugh about her heartbreak!

But it doesn't take long for them to become friends.
But friends is not what Chelsea wants. She's slowly falling for this beautiful guy.
And even though Damien wouldn't say no to some sex - because he's just as attracted to her - he doesn't want them to have sex.

You're not the kind of girl a guy takes home for a quick f*ck.
You're the girl he keeps.

He's not in the market for something serious. And we can only guess what his reasons are.

Lots of adorable, funny and sexy and sad moments to get through until there might be a Happily Ever After in sight!

WHAT WiLL HAPPEN TO CHELSEA & DAMIEN?
WILL THERE BE A HEA?
WILL EVERYBODY SURVIVE THIS BOOK?

WiLL THERE BE A CLiFFHANGER?

Nope, not telling you ☺

I LOVED THIS BOOK!!!

I did a quick re-read of Stepbrother Dearest, because I wanted to know who Chelsea was - how she was with Elec.

Now she has her own story. And she's just now realizing that Elec might not have been her forever-ever-after guy. Damien is that guy. But for some reason he doesn't want to be that guy for her. Or for anybody really. Why??? Grrrrr.... we can only guess! ☺

I loved the way those two are with each other. Taking care of the Double D's. Talking about love and sex and dating. Making fun of each other. They were so adorable. And they would be so perfect for each other....

The following two pictures will have something to do with the story... The first one is self-explanatory - those are the Double D's - Damien's dogs.
And the second pic has a lot to do with everything else. ☺

Also, I'm pretty sure we will hear Tyler & Jade's story one day! Can't wait!!!
NEIGHBOR DEAREST was such a beautiful & funny & adorable & sexy & sad romance. Run to your nearest amazon to find out if and how Chelsea will finally get her Happily Ever After!!!

This is the place where I always have to say something negative about the book.
And there were some things. But only personal hate-things. ☺ So don't let me spoil the book for you, because it was really amazing!
GOD. There was WAY TOO MUCH talk about god and praying. I don't want that in my romances! I HATE IT!

And the other thing ... I can't say it because it would spoil too much, even though it didn't spoil it for me. Many readers, like me, will guess from something mentioned in the blurb which way the story will go. And I hated that. The mention in the blurb and a couple mentions in the book way before it was revealed, shouldn't have happened. Because I'm pretty sure some readers will be hating that, just like I did. And they might stop reading. I didn't, but I still hate that it had to be that way.
OK - weird rant over. Just read the book - it was really great!

ARC received for an honest review

Not going to lie - I haven't read Stepbrother Dearest.  Nothing against how great that book might be, but I just can't get into the Stepbrother thing!

And though Neighbor Dearest is about characters from the Stepbrother book, there is enough information and back story that I did not feel that I was missing anything

When Chelsea meets Damien, she really does feel like he is named after the kid in The Omen.  But what she thinks could be nothing but trouble, could just be the HEA she has been looking for all along.

Grr Damien - at times I love love loved him, but at other times I wanted to slap some sense into, beat him over the head with my Kindle for things he said and did.  I just wanted him to be what he could be for Chelsea.

But is he?  For that you will have to read for yourself.

I did find that this book took a turn in a direction I really wasn't expecting it too (which is great, I like to be surprised!)

Neighbor Dearest is full of fun, flirtation, laughter, unicorns, hell hounds, sad times, mad times, don't wanna get out of bed times.

And I would expect nothing less of a Penelope Ward book.  She has not disappointed me yet, and I can't wait to see what she brings us next.
